The Good Neighbor Program | Centennial Consulting Group
Good neighbors make great introductions

Refer a community.
Everyone wins.

You already know what good management feels like—the calls that get answered, the budgets that make sense, and a team that helps your board move forward. Introduce us to another community, and your community can be rewarded for it.

For current CCG management clients. Qualifying referred communities must be homeowner-controlled.

One introduction. Two benefits.

Good for your community.
Good for theirs.

When a qualifying referral turns into a new CCG management relationship, both communities benefit.

Your community · The referrer

Up to one month of management fee credits

0–149 units referred50%
150–299 units referred75%
300+ units referred100%

Each percentage is based on your community’s monthly base management fee, not the referred community's fee. The total reward is applied as credits over 12 months after the new community completes its first paid month.

The community you refer

Standard onboarding fee waived, in full

A qualifying new community receives its standard initial onboarding fee waived automatically—one less cost to consider when choosing a new management partner.

A benefit for both communities

The waiver covers CCG's standard onboarding fee. Separately identified third-party charges and extraordinary transition services are not included unless CCG agrees otherwise in writing.

4

YOU EARN CREDITS

Your qualifying reward is divided into 12 monthly credits toward your community's management fee.

Program details

Who qualifies?

Designed to be easy to participate in, with clear rules for both communities.

Who can refer?

  • Any current CCG community management client with an active agreement, including HOAs and metro districts.
  • The referring community does not have to be homeowner-controlled.
  • There is no limit to the number of qualifying referrals a client may make.
  • Rewards go to the client organization, never an individual homeowner or board member.

Which referrals qualify?

  • The new community must be homeowner-controlled when its CCG agreement takes effect.
  • It must sign a new CCG management agreement and complete its first paid month.
  • An existing CCG prospect can qualify when the referral is documented before contract signing.
  • Only one referring client receives a reward for a particular new agreement.

How credits are applied

  • The reward uses the referring client's base monthly management fee when the new agreement becomes effective.
  • The reward is fixed and divided into 12 monthly installments.
  • If available credits exceed eligible monthly charges, the excess carries forward while the referring agreement remains active.
  • Credits are not cash, cannot be transferred, and do not create negative invoices.

What happens if a contract ends?

  • If the referred community's management agreement ends, future credits cease as of the effective termination date.
  • If the referring community leaves CCG, its unused credits expire.
  • After the qualifying first paid month, a late payment by the referred community does not independently stop credits while its agreement stays active.
  • Credits already applied are not recovered solely because a contract later ends.

Questions, answered

Frequently asked questions

Is the reward based on our management fee or the new community's?

It's based on your existing community's recurring monthly base management fee. The size of the referred community determines whether you earn 50%, 75%, or 100% of that fee.

Do we get a free month immediately?

No. The reward is spread across 12 monthly management fee credits, beginning with the next regular invoice after the referred community completes its first paid month. The headline refers to the total potential value, not a single free billing month.

Can our metro district participate?

Yes. Existing CCG metro district clients may make referrals, subject to applicable governance requirements and their management agreements. The referred community must be homeowner-controlled.

What if we know a community that has already talked to CCG?

It may still qualify. CCG must receive and document the referral before the new management agreement is signed. Referral attribution is determined using the written referral record and confirmation by the new community.

Is there a limit to how many communities we can refer?

No. Each qualifying referral earns a separate reward. If several credits exceed your eligible monthly management charges, unused credits carry forward while your agreement remains active.

Does a late payment by the referred community end our credits?

No, not after the referred community has met the initial first-paid-month requirement. A late payment alone will not suspend credits while its management agreement remains active.

What if either community stops working with CCG?

Future credits stop when the referred community's agreement ends. If your own community's agreement ends, remaining unused credits expire. No cash payments are made for unused credits.

Can a board member personally receive the reward?

No. Referral benefits are applied only to the client association or district's management account, not to individual directors, homeowners, or other persons.

What does homeowner-controlled mean?

For this program, it means homeowners—not a developer or declarant—have the authority to elect a majority of the association's governing board when its new management agreement becomes effective.

What is included in the onboarding waiver?

The standard initial CCG onboarding fee. Separately identified third-party costs or extraordinary transition services are excluded unless expressly agreed to by CCG in writing.

Important details

Eligibility. Referring organizations must be active CCG community management clients. Referred communities must be homeowner-controlled, sign a new management agreement, and complete their first paid month. Referrals must be documented before signing; new contracts may qualify even if CCG previously spoke with the prospect.

Rewards. The referred community's residential unit count at the new agreement's effective date determines the reward tier. The credit amount is based on the referring client's recurring base monthly management fee at that time. Future planned units are excluded. Special-project and separately billed charges are not included in that base fee.

Timing and carryforward. Rewards are allocated as 12 monthly credits starting after the first paid month. Multiple qualifying referrals are permitted. Credits exceeding eligible invoice amounts carry forward during the referring client's active agreement, with no cash value.

Termination. Future credits stop upon the effective termination of the referred community's agreement. When the referring client's agreement ends, remaining credits expire. Already-applied credits aren't reclaimed solely because the referred agreement later ends.

Onboarding. The referred community's standard initial onboarding fee is waived. Separately identified third-party costs and extraordinary transition work are excluded unless agreed in writing.

Administration. Rewards are issued only to client organizations, not individuals. One referral reward is available per new management agreement. Participation must comply with applicable law, governing documents, and the parties' management agreements. CCG may make prospective program changes without retroactively reducing accepted rewards.
